When a Mequon listing says private well: the questions to ask
Most Mequon homes pump their own water, so a house hunt here often ends at a house with a well. A few questions before closing tell you what you are getting, and make the first softener call easy.
Call (262) 829-5961Mon to Fri, 7am to 5pmConfirm the supply before anything else
Do not assume either way. A listing may mention city water or a well, but the Mequon Water Utility can confirm whether it serves the address, and that answer decides which questions come next.
If the answer is utility water, most of this page does not apply: the published figure, about 8 grains, is your number. If it is a well, read on.
Ask for the well's lab history
Ask the seller for every lab result on the well, with dates. Of those lines, hardness and iron are what a softener quote reads.
Check the date on the newest bacteria result as well. The Wisconsin DNR's yearly bacteria test is the benchmark for private wells, so a result more than a year old is fair to raise before you move in.
If the seller has no lab history
Then the well has either never been measured or the papers went missing. A lab can test it before closing; if you would rather wait, the plumber's reading on install day gives the hardness.
The bacteria question does not wait for a softener, though. That one goes to a lab.
Look at the softener that is already there
It stands where the well's pipe enters the house. Ask its age and its setting, if anyone knows them.
If it sits in bypass or is switched off, note that as well. It tells the call what the house has actually been living with.
The first call from the new house
When you are settled, a single phone call, weekdays from 7am until 5pm, gets you the price. Lead with the well, then the head count, where the well's pipe enters, what sits there now, and the lab numbers.
Nobody comes out before install day to look the house over. The plumber's visit is the first one.
Common questions
The house has a softener but no records. Is that a problem?
Not for a quote. The plumber measures the water at the tap before touching anything, and the old unit's paperwork matters less than the well's own numbers.
Can I get a quote before closing?
Yes. A quote is one phone call: give the address, say it is a well, and read out whatever the seller's lab sheets show. Nobody needs to visit the house for it.
Do Thiensville and River Hills work the same way?
The questions are the same. The supply answer comes from whoever serves that address, or from the well report when there is a private well.
